When a repair makes more sense than a replacement

Most homeowners call us assuming they need a whole new roof. Often they don't. A single failed pipe boot, a length of pulled step flashing, or a valley that was never lined correctly will put water in a ceiling just as fast as forty missing shingles, and costs a fraction to fix.

We'll tell you which one you're looking at before we quote anything. If the roof has ten good years left and one bad detail, that's what the report will say.

What a full replacement includes

Every replacement we write is a full tear-off to the deck. Roofing over an existing layer hides rotten sheathing, voids most manufacturer warranties, and adds weight the framing was never designed to carry.

  • Complete tear-off and disposal, down to bare decking
  • Damaged or rotten sheathing replaced and documented before it's covered
  • Synthetic underlayment across the field
  • Ice-and-water shield in valleys, at eaves, and around penetrations
  • New drip edge, pipe boots, and flashing — not reused
  • Balanced intake and exhaust ventilation sized to the attic
  • Ridge cap, magnet sweep of the property, and a final walkthrough

Materials we install

Architectural asphalt is the default in both our markets and the right call for most homes. Class 4 impact-resistant shingles cost more up front but hold up better through a hail run, and most carriers in Texas and Missouri offer a premium discount for them — often enough to pay back the upgrade over the life of the roof.

We also install standing seam and exposed-fastener metal, concrete and clay tile, and synthetic slate. We'll price the realistic options side by side on the same scope so you're comparing numbers, not sales pitches.

How long does a residential roof replacement take?

Most single-family homes are finished in one day, including cleanup and a magnet sweep of the property. Larger homes, steep or cut-up rooflines, tile, and standing seam metal run longer. You'll have a firm window before we start.

Do I have to be home during the install?

No, though most homeowners like to be there for the final walkthrough. A Rise project manager is on site during the install either way, and you'll get photos of the decking before it's covered.

What happens if you find rotten decking?

We photograph it, show you, and price the replacement as a separate line item before we cover it. Decking is one of the most common places a homeowner gets surprised on a final invoice, so we handle it in the open.

Is the inspection really free?

Yes — no cost, no obligation, and the photo report is yours to keep whether you hire us or not. If we don't find damage worth filing on, we'll tell you that too.

Do you cover my deductible?

No. Texas Insurance Code §707.002 and Missouri's RSMo 407.725 both require you to pay your deductible and make it illegal for a contractor to waive, absorb, or rebate it. We follow both. If the timing is hard, ask us about financing.

Do you offer a warranty?

Yes. Workmanship is backed by a written warranty from Rise, and the materials carry their own manufacturer warranty on top of that.
