Commercial roofing is a different discipline from residential, and the failure points are different too. Most of the leaks we get called out for on flat roofs start at a penetration, a curb, or a termination bar — not in the field of the membrane.
Apartment communities, townhome developments, and HOAs are a large share of what we do after a hail event, and they carry a coordination problem a single-family home doesn't: dozens of buildings, residents who need notice, parking that has to be cleared, and a board that needs documentation for every dollar.
We phase the work building by building, provide notices you can distribute ahead of each phase, and give the board a per-building photo record.
The cheapest commercial roof is the one that gets looked at twice a year. We offer scheduled maintenance inspections that catch failed sealant, clogged drains, and lifting seams while they're still a caulk-gun problem.
You get a dated photo report after each visit that you can hand to ownership or attach to a capital plan.

Yes. Retail and office work is routinely scheduled for evenings, weekends, or phased sections so the building stays open. Tell us the constraint and we'll build the schedule around it.
We document commercial storm damage to the same standard as residential and meet the adjuster on the roof. As with residential, the property owner files and controls the claim.
Often, yes. If the substrate is dry and the membrane has life left, a targeted repair or a coating system can buy years for a fraction of a replacement. We'll do a moisture survey before recommending either.
Yes — no cost, no obligation, and the photo report is yours to keep whether you hire us or not. If we don't find damage worth filing on, we'll tell you that too.
No. Texas Insurance Code §707.002 and Missouri's RSMo 407.725 both require you to pay your deductible and make it illegal for a contractor to waive, absorb, or rebate it. We follow both. If the timing is hard, ask us about financing.
Yes. Workmanship is backed by a written warranty from Rise, and the materials carry their own manufacturer warranty on top of that.
